We are hiring a Sr. Electrician responsible for the following:
A. Electrical Maintenance
Inspect, maintain, repair, and troubleshoot electrical systems installed within the condominium.
Attend to electrical complaints received from residents, maintenance staff, security, and facility management.
Repair and replace switches, sockets, lights, fans, MCBs, RCCBs, DBs, contactors, relays, cables, and other electrical components.
Carry out electrical wiring, cable laying, termination, jointing, and minor installation works.
Maintain and repair common-area lighting, including corridors, staircases, lobbies, parking areas, pathways, gardens, clubhouses, and other facilities.
Check and maintain electrical panels, distribution boards, feeders, and associated equipment.
Ensure proper functioning of emergency lighting and essential electrical circuits.
B. Preventive Maintenance
Conduct regular inspection of electrical panels, DBs, wiring, lighting systems, earthing, and electrical equipment.
Carry out preventive maintenance as per the approved maintenance schedule.
Check for loose connections, overheating, damaged cables, leakage current, abnormal noise, and other potential electrical hazards.
Maintain proper earthing and report any deficiencies immediately.
Assist in planned shutdowns, electrical changeovers, and maintenance activities.
C. DG / Power Backup Systems
Assist in routine operation and monitoring of DG sets, AMF panels, UPS systems, and other power-backup equipment, wherever assigned.
Monitor power supply during mains failure and ensure proper changeover to backup supply.
Report abnormal readings, faults, leakage, overheating, or other issues to the Maintenance Supervisor/Engineer.
Maintain relevant operational and maintenance logbooks.
D. Resident Complaint Handling
Attend resident electrical complaints promptly and professionally.
Carry out minor electrical repairs inside apartments, if such services are included in the condominium's maintenance scope.
Explain the nature of the fault and work carried out to the concerned resident when required.
Close complaints only after satisfactory completion of the assigned work.
E. Emergency & Breakdown Maintenance
Respond immediately to electrical breakdowns, power failures, short circuits, tripping, and other emergencies.
Identify the cause of electrical faults and undertake corrective action.
Isolate faulty circuits/equipment before carrying out repair work.
Escalate major electrical faults to the Maintenance Engineer/Facility Manager and coordinate with external agencies/vendors whenever required.
F. Safety & Compliance
Strictly follow electrical safety procedures and approved work practices.
Use appropriate PPE and electrical testing instruments while carrying out maintenance work.
Ensure proper isolation of electrical supply before undertaking repair or maintenance.
Do not carry out unauthorized work on energized electrical systems.
Immediately report unsafe conditions, exposed wires, damaged equipment, overheating, or other electrical hazards.
Maintain good housekeeping in electrical rooms, panels, work areas, and storage areas.
